Q. Where are the lots?
A. The lots are located in the North Phoenix area, 1.2 miles from the intersection of Carefree Highway and Interstate 17.

Directions:

  • Exit I-17 at Carefree Highway and head east.
  • Within an 1/8 of a mile you will see Via De Puzola.
  • Turn left and begin heading north.
  • Via De Puzola dead ends at Cloud Road (at about 1 mile).
  • Turn left, then watch for 33rd Avenue (at about 1/2 mile).
  • Turn right onto 33rd Avenue.
  • Travel North a little over 1/2 mile.
  • At this point, you will see the entrance to the properties on your left.

Q. What do the lots cost?
A. The lots range in price from $350K for the hillside two-acre lots to $720K for the two-acre hilltop lots.
Q. What does “Fully Developed” mean?
A. Cotton Calamaio Homes has provided a Maricopa County-approved hillside roadway. In addition, there is a complete water system with a well. A storage tank and a pumping system to provide all the water needed for the average families needs. Trenching under the roadway was provided to accommodate electric and phone service to every site. Cable is not available in this area as yet, so Qwest  DSL will be the high speed Internet source and satellite will be needed for television. Q. What type of shopping and services are available in the surrounding area?
A. While you will enjoy relative privacy and quiet desert sunsets on your property, you are a very short drive away from a lot of shopping, services and recreation.

  • Albertsons grocery store is the anchor in a new retail center at Carefree Highway and I-17. This retail center offers many retail stores, restaurants and service providers, and is located very near our properties.
  • Anthem is also a short drive north - approximately 3 - 5 miles. Anthem offers many more shopping and service options, including a large outlet mall that attracts visitors from all over Arizona.
  • As a part of the City of Phoenix’s conservation effort, hundreds of acres of land have been purchased around the area to limit and control growth and provide many more recreational areas for the use by the local citizens.
  • It is worth mentioning that Lake Pleasant is just few miles West of II-17 just off of Carefree Highway (approximately 20 miles from the property).
  • If you are fond of cooler weather and want to go north, you are minutes away from the Northbound on-ramp of I-17. This will get you to Prescott or Sedona in about 1 to 1.5 hours and two hours to Flagstaff for cool summer temps and skiing in the winter.
  • Approximately 5 miles south, you will have full access to more shopping options. There is a recently constructed large retail center easily accessible off of I-17 that offers much in the way of restaurants, retail and services.
Q. Are there schools nearby?
A. The Deer Valley Unified School District was recently formed to service the expansion of North Phoenix. See https://www.dvusd.org/index.htm.
Q. What’s new in North Phoenix?
A. There are several items of note:
    1. First and foremost is the expansion of Interstate 17 from the 101 to Carefree Highway. New HOV lanes are planned for this corridor as well as a widening of I-17 from the 101 to Anthem. Two additional interchanges between the 101 and Carefree Highway are almost ready to open.
    2. The large Military Insurer, USAA, is moving 25,000 jobs to its facility at Deer Valley Road and Interstate 17.
    3. There are plans for Wescor to build a large shopping center at the Southwest corner of Interstate 17 and Carefree Highway.
    4. The new Carefree Highway bridge over Interstate 17 was just completed.
    5. The City of Phoenix recently identified this are as one of Fifteen Developmental Area Corridors which means controlled and planned growth. It is called the North Gateway Planning Village . Q. How can I finance the lot purchase?
A. There are several lenders providing lot loans and/or construction loans. There are also creative financing terms available, laws permitting.

Q. Can I see an aerial photo of the lots?
A. Go to www.maricopa.gov. Click on GIS Maps and Services then click on parcel maps. Download Autodesk. Key in the parcel number above and enter. Click on “Zoom selected”. This will show you the surrounding area, the topographical representation of the lots, the hillside slopes and the possible building sites. You may also measure distances with the measuring tool (a ruler on the tool bar) as well as calculating the elevations when you check the topo box on the left set of choices.

You may also use Google Maps. Search the maps for 34th avenue and Carlise Road, Phoenix Arizona (or just click the link provided). In the picture to the lower left is a jeep road that runs across the two hilltop lots (NOTE: This is an old map view - the jeep trail has been improved to a true roadway into the properties.
